The Good Old Days … Maybe they're coming back?
While we all have seen this scene in a movie or actually had it happen to us. A grandparent or elder some pulling a child on her lap and began to talk about the good old days. Usually begins with "You were just a baby …." or "I remember when I was your age …". And then proceeds to talk about something that happened or something that the whole world to do, but nobody does today. I had to spend a few days ago. A few months ago, we bought a house in a cute little neighborhood that had not been updated in a long time. We bought it as …. Drink … cry …. Investment to turn. You heard me. I bought it to flip! I thought it was a no brainer. All you have something to do with the decor screamed 1981. Blue trim, blue / green painted terracotta imitation vinyl flooring in the kitchen …. You get the picture. To call your ex would have been the understatement of the year. The house was exceptionally nice from the outside, as it was of stone, with slate roof and cute little side porch. The bones were good, but the guts of work necessary. $ 17,000 later we had a new kitchen, paint, flooring, removing wallpaper, some tile work, new lighting fixtures and a host of new devices. Seemed strong. We shot some pictures and put it on the MLS Friday afternoon sometime later this weekend. By 4:00 it has been demonstrated. At 6:00 we bid. At 7:00 we had two. At 10:00 the next morning one of the officers went and had a price adjustment clause in the tender. That is when I started to think about the good old days. It was just two years ago we (Realtors ®) had to explain how the adjustment clause worked for almost all buyers again? Not only do we have to work through the financing contingency and inspection contingency, but also had to explain how the escalation clause worked and why it was needed. When was the last time I had to explain / employment / or to sign a contract with an adjustment clause? which had been long time since I'd seen one. I did not realize he was still online. I guess someone on the Board of Realtors is a fundamental optimism. Adjustment clause …. It is a good sign. In some ways it reminds me of old times. About the Author
